Information Guide & Disclosure Statement Introduction Thank you for your interest in our Retirement Village and the service we provide. The Village is a ministry of the Hunters Hill Congregational Church and is managed by a Retirement Village Committee. The Village presently has 44 Self Care Units. It is situated at 49 Lodges Road, Narellan. Self Care Units: The Self Care Units offer the Resident independent living within an environment committed to providing a sense of security, companionship and care yet respecting the independence and privacy of the individual at all times. We have a mixture of one, two and three bedroom Units available from time to time. Some Units have a garage attached. Funding of Village The Village is a Resident funded organisation. Entry requires payment of an interest-free contribution of which a component is retained by the organisation. At the time of leaving the Village the balance of the principal reverts to the resident or to the estate. Should you leave the Village for any reason before five years then only a proportion for the time in the Village is deducted. Self Care Fees: Upon entry a fee is applied to cover maintenance and the provision of services. A list of services covered is included in the contract. Current fees applied to the Self Care Unit will be advised at the time of initial interest. Increases in Fees are subject to regular review in consultation with the Resident Committee. Should you wish to proceed with the purchase of a unit you will be provided with an application and medical form, a contract which complies with the Retirement Villages Act 1999, a copy of the Retirement Villages Regulation 2000, the village rules and a residential premises condition report. The medical form will need to be completed by your doctor and the residential premises condition report will need to be completed in your presence or in the presence of someone acting on your behalf. Disclosure Statement Retirement Villages Act 1999, section 18 (1) This statement is required to be given to all prospective residents under the Retirement Villages Act 1999. It is designed to give you a general understanding of the features and financial arrangements of this retirement village, should you choose to become a resident. The retirement village industry offers a wide range of features and financial arrangements. Comparing the disclosure statements from a number of retirement villages will assist you in identifying the most suitable and affordable village for your needs. You are unable to enter into a village contract with us for at least 14 days after receiving a copy of this statement. You should use this time to read all documents you have obtained and carefully consider your options. If, after reading this statement, you are uncertain as to any aspects of the village or its suitability for you, feel free to ask us any further questions. You are encouraged to get independent legal advice before signing any contracts.
