Information Guide and Disclosure Statement for Prospective Residents
Introduction
The Village is a ministry of the Hunters Hill Congregational Church and is managed by a Retirement Village Committee.
The Village comprises 24 Self Care Units and 48 Service Apartments. It is situated on land bounded by Ferdinand, Alexandra, D'Aram and Madeline Streets, Hunters Hill, and was first occupied by residents in 1975.
Self Care Units: The Self Care Units offer the Resident independent living within an environment committed to providing a sense of security, companionship and care yet respecting the independence and privacy of the individual at all times. All units are linked to a security system for use in emergencies. We have a mixture of one and two bedroom Units available from time to time. Should the need arise to move to a Serviced Apartment the resident is given first priority to a vacant room. Nursing Home care is determined by consultation, usually by a Doctor with the Aged Care Assessment Team. The Village does not own a Nursing Home.
Serviced Apartments: Our Serviced Apartments cater for people requiring provision of meals and cleaning of rooms. Again, we aim to preserve the integrity and uphold the dignity of the person requiring this form of living and endeavour to provide the highest quality of care so as to meet the spiritual, emotional, physical and social needs of the Resident regardless of nationality or religious affiliation. Nursing Home care is not provided by this organisation and is required when a resident is no longer able to access the dining room or toilet in the apartment or is in need of constant medical/nursing care.
Respite Care: We also provide within the Serviced Apartment block some Respite Care rooms which cater for the needs of people requiring accommodation for any length of time. As we are not a government funded organisation we do not place a time limit on this type of accommodation Services include all meals plus morning and afternoon tea, cleaning of room, laundering of bed linen and basic toiletries. We do not provide Nursing Home care in this service.
Funding of Village The Village is a Resident funded organisation receiving no government funding.
Self Care Entry: Self Care entry requires payment of an interest-free loan contribution of which thirty percent is retained by the organisation over a period of ten years. At the time of departure the balance of the principal reverts to the resident or to the resident?s estate. Should the resident leave the Village prior to ten years occupancy then only a proportion of the thirty percent is deducted. Residents are guaranteed repayment of their loans within six months of leaving. Should their vacated unit be occupied by another person within a six months period, the loan is paid out earlier. Residents contributions are invested in Government approved organisations as well as being used by the Hunters Hill Congregational Church, as the parent body, for capital works within its villages both at Hunters Hill and Narellan and other properties which may be secured in the future.

There is no interest-free contribution associated with Respite Care.
Serviced Apartment Fees: Fees for the Serviced Apartments will be advised at the time of initial interest.
Respite Care Fees: Fees for Respite Care Units will be advised at the time of initial interest.
Services Provided
Self Care: Maintenance plus access to an emergency call system operating at all hours day and night which is monitored by dedicated staff.
Serviced Apartments: Services include
- all meals plus morning and afternoon tea.
- cleaning of room.
- laundering of bed linen once a week.
- soap and toilet paper.
- provision of a Personal Care Assistant.
- emergency call system.
- electricity.
Serviced Apartments do not include Nursing Home Care. Bed linen is supplied by the Village. However, because we want a 'home like' atmosphere we do give the resident the right to supply their own linen should that be their wish. If so, we recommend three changes of linen marked with your name and this will be used exclusively for you. Should the Resident require extra services they may be obtained at an appropriate charge.
Respite Care Units: Respite Care Units are available for those requiring accommodation on a short term basis. Services include
- all meals plus morning and afternoon tea
- cleaning of room
- laundering of bed linen once a week
- soap and toilet paper
- provision of a Personal Care Assistant to help with showering.
- emergency call system
- electricity
However, A Respite Care Unit does not provide Nursing Home services and should not be seen as being a Nursing Home. Should the Resident require extra services (such as nursing) they may be obtained at an appropriate charge if it is in the Management?s opinion that the resident can care for themselves without major nursing care.
Provision of a telephone is the responsibility of the Resident and should be organised with a provider.

This statement is required to be given to all prospective residents under the Retirement Villages Act 1999. It is designed to give you a general understanding of the features and financial arrangements of this retirement village, should you choose to become a resident.
The retirement village industry offers a wide range of features and financial arrangements. Comparing the disclosure statements from a number of retirement villages will assist you in identifying the most suitable and affordable village for your needs.
You are unable to enter into a village contract with us for at least 14 days after receiving a copy of this statement. You should use this time to read all documents you have obtained and carefully consider your options. If, after reading this statement, you are uncertain as to any aspects of the village or its suitability for you, feel free to ask us any further questions. You are encouraged to get independent legal advice before signing any contracts.
